New Restaurants at Bolingbrook Promenade in 2026

A Tripadvisor review of The Promenade Bolingbrook sums up how a lot of people talk about the shopping center these days: the mall was dead, so many stores have closed down which were memorable. That sentiment shows up in comment sections and Facebook threads all over Will County. It is also about a year out of date.

Since January, five new restaurants have opened or are finishing their build-out within a few minutes of each other along Boughton Road, three of them inside the Promenade itself. One of those openings took nearly two and a half years longer than planned to happen. If you have not been down that stretch since spring, the corridor you remember is not the one that is actually there right now.

The Churrasco That Took Two and a Half Years to Show Up

Bullvino's Brazilian Steakhouse is the restaurant everyone in Bolingbrook has been half-joking about for years. Bullvino's is a full-service Brazilian Churrascaria open for dinner daily and open for lunch on weekends, owned and operated by Brazilian chefs, who bring with them the traditional recipes of some of Brazil's most delectable delicacies. It was first announced for the Promenade in December 2023, with an original target of fall 2024.

That date came and went. Announced in December 2023, the restaurant has faced delays in opening, and it was originally supposed to open in 2024. Village trustees eventually pinned the holdup on international shipping. Trustee Mike Lawler told the board the equipment for the churrascaria had to come in from overseas and hoped for a mid-January opening. Mid-January slipped too. The soft opening finally happened the first week of July, in the old Gordon Biersch space at 639 E. Boughton Road.

Early diners are mostly happy with the wait. One recent OpenTable review called out the general manager by name, praising how George, the GM, was attentive and clearly takes pride in making sure guests are well taken care of, hands-on and genuinely invested in the experience people have there. Other reviewers flagged normal opening-month growing pains with side dishes and seasoning, which tracks with a kitchen still finding its rhythm two months in.

Two More Landed the Same Summer

Bullvino's was not the only long-delayed project to clear the finish line this year. Gia Mia, the wood-fired pizza concept that started in Wheaton in 2015, took over the former Bar Louie space at 619 E. Boughton Road, Unit A. The Village Board approved its liquor license in mid-June, at the same meeting where it cleared an indoor pickleball facility called Picklr, and Mayor Mary Alexander-Basta told Patch the village was glad to welcome both new tenants and the dining and recreation options they bring to residents. Gia Mia already runs locations in Downers Grove, Elmhurst, Geneva, Lombard, and Naperville, which means Bolingbrook is now filling a gap in a footprint that has already been validated across most of DuPage County.

A few hundred yards away, Hacienda Real is finishing its move into the former Red Robin building at 250 S. Weber Road, directly across from Chicago Bolingbrook International Airport. Co-owner Carlos Arechiga told reporters the opening would land "sometime in late spring" when the plan was first confirmed in February. The Arechiga family already operates Hacienda Real locations in Yorkville, Geneva, and Vernon Hills, alongside a larger restaurant group that includes Casa Santa, Tia Carmen, and Salsa Verde across Illinois and Indiana. That is not a company testing an unfamiliar market. It is a company adding another stop to a route it already knows works.

The Two That Aren't Even Inside the Mall

The restaurant wave is not confined to Promenade property lines. Cava opened its first Bolingbrook location on January 23 at 740 Janes Avenue, in the area locals call Bolingbrook East. The company marked the debut with a Community Day donation event benefiting Food Rescue US Chicagoland, part of a giving program that since launching in 2019 has raised more than $600,000, largely benefiting food security initiatives.

A few miles over, Zuka Sushi-Hibachi & Chinese opened in February at 105 Remington Boulevard, adding a full sushi and hibachi menu to a part of town that previously leaned heavily on fast-casual chains. Between Cava, Zuka, and the three Promenade newcomers, Bolingbrook has absorbed five new sit-down or fast-casual concepts in roughly seven months, spread across three different commercial pockets of the village rather than clustered in one plaza.

Why the Timing Actually Matters

None of these are speculative startups betting on an unproven location. Every operator behind this wave, Gia Mia, Hacienda Real, and Cava, already runs multiple locations elsewhere in Chicago's western suburbs. When companies with that kind of track record choose to add Bolingbrook to a map that already includes Naperville, Elmhurst, and Geneva, they are not guessing. They are reading the same foot traffic and rooftop numbers that led them to open successfully in those towns first.

The Promenade itself has more staying power than its Tripadvisor reputation suggests. The Promenade Bolingbrook is a 778,000-square-foot open-air shopping center that opened on April 26, 2007, at the intersection of Boughton Road and Interstate 355. Six buildings in the center have received LEED certification from the U.S. Green Building Council. Its anchor tenants have not gone anywhere. Mago Grill & Cantina has been part of the lineup since originally opening in The Promenade in 2019 and was popular enough to justify moving into a larger space next door, which is not the move a struggling restaurant makes. The center sits just off a historic stretch of Route 66, a detail that keeps it on the radar of chains looking for visibility along a corridor that draws more than just local traffic.

None of this erases the empty storefronts that gave rise to the dead-mall label in the first place. But a shopping center absorbing five new food and beverage tenants in seven months, several from operators with proven multi-location track records, is not a property in decline. It is a property mid-turnover, and turnover looks messy from the parking lot even when the underlying trend is healthy.

What's Actually Open Right Now

If you are planning a night out this week, here is where each of the five stands as of early August:

• Bullvino's Brazilian Steakhouse (639 E. Boughton Rd.) — open, following its soft opening the first week of July
• Gia Mia (619 E. Boughton Rd., Unit A) — open since early July
• Hacienda Real (250 S. Weber Rd.) — targeted for late spring, so it should be serving by now if the timeline held
• Cava (740 Janes Ave.) — open since January 23
• Zuka Sushi-Hibachi & Chinese (105 Remington Blvd.) — open since early February

Worth calling ahead on Hacienda Real specifically, since restaurant build-outs slip more often than they land on schedule, as Bullvino's own two-and-a-half-year delay makes clear.

If you have been avoiding the Boughton Road corridor because of what a stranger wrote online two years ago, this is the month to go take another look for yourself. The version of that stretch you remember and the version that actually exists right now are not the same place.
